How Crissie Used PropTech to Find a Needle in the HayStack of a Horse Therapy Farm?

“Why on my watch?” I said to myself,  “I had one job!”

I was so concerned. She is the sweetest thing!. 

All I heard were her cries of "Owwww, Oooouch!"

And all I could see was the bottom of her feet flying up straight into the air. 

She lay flat on her back in the cold, frosted grass. 

I felt so bad. 

Crissie has a heart of gold.  She wants to open a therapeutic horse stable for children in recovery.

You see, she had a stroke and they removed a portion of her brain. 

Crissie is still as sharp as a whip and attributes it to therapy horses.

She just lost her footing  in the cold grass and hay.

Crissie contacted me about finding a piece of land to open this therapy horse recovery farm.

The idea works like this: kids recovering from medical conditions can visit the farm and interact with horses.

According to Crissie, caring for horses relieves anxiety and speeds up recovery. She explained, "It's something about taking care of these wonderful animals that makes you forget your own ailments."

Crissie wanted me to find a suitable area.

How it works is kids who are recovering from a medical condition could come to the farm and work with the horse.

She wanted me to find an area  that would allow it. 

A year ago, I would have searched available farms on the multiple listing service or areas where I knew horses were allowed based on my experience.

This year, I sat down with Crissie to show her the AI tool I use. She said, "Now look Curtis, I really am not tech savvy. I just started texting." I replied, "No problem, this is easy – just like we are having a conversation."

I'm going to find out what locals say about the zoning in Loudoun County, Virginia. To do that, I posed the question to my AI app, "LocalsSay," which analyzes the zoning ordinance, local land use restrictions, and presents the data in plain language.

I asked, "What zone can I open a horse therapy farm in Loudoun County, Virginia?" In seconds, I received a list of zones where the farm is permitted by right and zones that would require special exceptions and other requirements to make it work.

I said, "Look Crissie, now we have the zoning districts." Some I never would have realized without the tool. We didn't need to search for the county website, then look for the zoning ordinance page, and then search through a thousand-page document. We simply asked a question and got an answer.

What used to take me 2 hours took me only 2 minutes.

Because we were able to use my LocalsSay Ai to research the land use in multiple counties, the number of potential properties increased significantly.

We found more properties than we expected.

We walked farms and properties that could be turned into farms all day!

I think that may have contributed to Crissie’s mishap.

Nevertheless, even though she fell flat on her butt today, she got back up and was able to get closer to her dream to help kids experience the same breakthrough results as she did.
